Domestic vs. Residential Misting Systems- What's the Difference?

Residential Misting Systems (Category 3 & 4)

Understanding BS8458 Fire Misting Systems Categories

Choosing the right sprinkler system depends on your property type and fire safety requirements. BS8458 categorises residential fire sprinklers as follows:

Domestic Misting Systems (Category 1 & 2)

- Designed for single-family homes, small apartments, and loft conversions

- Typically smaller systems with fewer heads and lower water supply requirements

- Often connected directly to the mains water supply.

- Required for HMOs, care homes, and larger residential buildings

- More complex system designs with multiple zones

- May require a dedicated water tank to provide adequate pressure and flow.

Our team can assess your property and advise on the most suitable system.

Water Supply & Mist System Requirements – What You Need to Know

  • Mains Pressure & Flow Considerations for Residential Mist
  • A stable water supply is essential for your misting system to perform effectively and meet safety standards

Mains-Fed Mist Systems

  • Ideal for most homes, flats, and loft conversions where water pressure is sufficient
  • Requires just 1 bar of pressure and 12 litres per minute flow, making it a practical option for residential settings
  • No need for bulky storage tanks or complex plumbing infrastructure

When Additional Support is Needed

  • In rare cases where water pressure or flow falls below the minimum, a compact boosting solution may be recommended
  • More common in older buildings or remote rural locations with variable mains supply
  • Our team will carry out a free pressure and flow check during design to confirm suitability
  • SmartMist systems are designed to be as non-intrusive as possible, working with your home—not against it. Most installations run cleanly off the mains, making mist suppression one of the easiest fire safety upgrades you can make

Residential & domestic mist sprinkler systems

The SmartMist residential fire suppression system is the “belt & braces” approach to home & apartment safety.

Whilst smoke detectors are a wonderful invention and save lives, the statistics state that they save lives in just over half the times when they are activated. They only detect fires. The SmartMist mist suppression system will automatically activate when a fire reaches 57 degrees.

Water mist is delivered via our UK designed high pressure flush mounted water misting nozzles to best suppress fires in both domestic and residential properties.

Fire Protection where it matters most

Homes & apartments can simply and cost effectively be protected by installing SmartMist water mist system.

When activated, the mist system uses just 12 litres per minute of water, which is comparable to the average shower. This means it can be connected to the mains water supply. So, no need for bulky tanks of water to be stored.

Smart Mist Guardian system uses water mist at a high pressure to rapidly suppress both fire and smoke, whilst minimising damage to your property and being cost effective.

The SmartMist water mist fire suppression system really does provide the highest standard of life safety and protection.

Smart Mist guardian system provides enhanced safety and peace of mind at an affordable cost.

Why SmartMist?

The SmartMist system is designed, built and fully tested in-house by our dedicated team of engineers; every aspect of the system is controlled solely by Smartmist Global in accordance with our strict design guidelines to ensure you have the best service experience possible.

The SmartMist system can be designed to suit both residential and domestic properties. Our design team have also developed a unique dual-pump operational system which provides the performance expected from the SmartMist system, with no drastic increase in plant size, maintaining the lowest water requirement possible and keeping power supplies required to a minimum.

The Guardian System | Water Mist Fire Sprinkler

SmartMist Systems are proud to bring the Guardian system to an ever evolving watermist industry.

Space Efficient

While a typical sprinkler system often consists of a large bulky pump set, a water storage tank and large bore pipework, watermist technology is much more aesthetically appealing and can be installed into a larger variety of spaces.

With this new technology, your homes, apartments, and premises can be protected simply and more cost effectively when comparing to a standard sprinkler system.

British Made & British Standard Compliant

Lower flows and higher pressure also mean that the distribution pipework that runs from the pump to each nozzle can be much smaller; this not only means installation can be quicker, but often it is much less disruptive to retro-fit into an already finished home or property.

Should you be at the first fix stage, flexible hoses also mean that we are able to work more fluidly around existing services depending on the stage of the build.

Constant technology advancements, such as flow and run time monitoring integrated within the system and automated mechanical pressure regulation, allow you to have one of the most refined systems currently available.

Fire protection and life safety should not cause any stress or concern regarding performance of a system. This is why we have intelligent fault monitoring, self-testing procedures and timed activations to limit water damage from false activations, should one occur.

Building Control Friendly

Building Control and Local Authorities are starting to accept watermist as a viable alternative more frequently, with some often giving favour to watermist rather than sprinklers.

This is due to ongoing validation and performance testing, widespread acceptance of the new performance technology and lower structural requirements for buildings, as there are no large reinforcement works required to manage the weight of large water tanks.

Also, considering that smoke alarms statistically only save lives in just over 50% of activations, watermist is a fully viable addition to your life safety and protection within your property.

Like all new advancements in life safety, watermist systems should be fully tested against the British Standard BS8458:2015. This shows the performance of the system is as it should be and fully certified.

While validation reports are available for some systems on the market, the most reliable source of performance validation is for a full British Standard test report from an independent third party testing facility.

Watermist as a fire suppression method remains relatively new compared to sprinklers, but as with the Guardian system, watermist technology can bring a number of benefits to your property.

Safety is at the heart of any fire protection system. While safety is key, it is equally important to understand what will happen should the system discharge.

In compliance with the British Standards, particularly BS8458:2015, the system must discharge water for a minimum period of 10 minutes in most homes and apartments, or 30 minutes in more residential application such as care homes or HMO’s. Surely, this is a lot of water, you may ask.

In comparison to a traditional 55 lpm sprinkler system, the water discharge is extremely small with watermist, with the Guardian system flowing only 12 lpm throughout the whole system.

Are misting fire suppression systems safe for electronics and furniture?

Yes, misting systems use fine water droplets that reduce fire damage without excessive water exposure, making them safe for electronics and furniture.

Do misting systems require a dedicated water supply?

Some misting systems connect directly to the mains, while others need a separate water tank depending on the property’s requirements.

How often do residential misting systems need servicing?

Regular maintenance is recommended annually to ensure the system remains in optimal working condition.

Can a misting system be retrofitted into an existing home?

Yes, misting systems can be installed in existing buildings with minimal disruption, though installation may require structural assessment.

How do residential fire sprinklers work?

The key difference is capacity and coverage.

  • Domestic sprinkler systems are designed for single dwellings and have a lower water demand.
  • Residential sprinkler systems cover larger properties, such as apartment blocks and care homes, offering higher protection levels.

Case Study | Home Development and Loft Conversion, Wimbledon, London

Project Summary

Major Home Development and Loft Conversion, Wimbledon, London

Our client embarked on a significant home development project in Wimbledon, transforming their loft, previously used for storage, into a fully functional living space with an en-suite bathroom.

While the Building Control Officers had approved the development, they required the installation of a mist system for enhanced fire safety. Familiar with SmartMist's reputation and quality of work through previous installations, they recommended our system to the homeowner.

The challenge

The main challenge for SmartMist's engineers was to seamlessly integrate our work with the ongoing construction. The project required two distinct installation approaches: for the new loft, pipework had to be installed initially and revisited for a second fix after the ceiling construction. The floors below needed a retrofit installation, with existing ceilings and steel beams presenting additional complexity.

Our design team faced the task of creating a fire suppression system that not only adhered to the fire strategy but also harmonized with the property's aesthetic.

The Solution

Despite the complexities of the major loft development, our design team successfully implemented a 12-mist-head system. It met the Building Control Officers' (BCO) requirements and aesthetically pleased the client. The pump system, discreetly fitted in a cupboard on the second-floor landing, connected directly to the mains water supply, eliminating the need for a separate water tank. The project spanned seven months from the first to the second fix.

Client Response

The client was highly impressed with our installation team's expertise and adaptability, especially in coordinating with other aspects of the development. Our involvement ensured that the project was fully compliant with BCO guidelines, contributing to the successful completion of this extensive home development.
