Domestic vs. Residential Misting Systems- What's the Difference?

Residential Misting Systems (Category 3 & 4)

Understanding BS8458 Fire Misting Systems Categories

Choosing the right sprinkler system depends on your property type and fire safety requirements. BS8458 categorises residential fire sprinklers as follows:

Domestic Misting Systems (Category 1 & 2)

- Designed for single-family homes, small apartments, and loft conversions

- Typically smaller systems with fewer heads and lower water supply requirements

- Often connected directly to the mains water supply.

- Required for HMOs, care homes, and larger residential buildings

- More complex system designs with multiple zones

- May require a dedicated water tank to provide adequate pressure and flow.

Our team can assess your property and advise on the most suitable system.

Water Supply & Misting Tanks - What You Need to Know

Mains-Fed vs. Tank-Fed Misting Systems

The water supply plays a critical role in ensuring your misting system functions properly.

Mains-Fed Systems

- Suitable for smaller homes and apartments where water pressure is sufficient.

- A cost-effective and space-saving option.

- Requires consistent and reliable mains water supply.

Tank-Fed Systems

- Needed when mains water pressure is insufficient for the sprinkler system.

- Commonly used in larger residential buildings and HMOs.

- Tank size depends on system requirements, occupancy, and fire safety compliance.

Misting System Maintenance & Servicing - Ensuring Long-Term Protection

Why Regular Servicing is Essential

Misting systems require periodic maintenance to ensure they function correctly in an emergency. Our maintenance plans help keep your system in top condition.

Our Maintenance Services Include:

- Annual inspections - Checking for leaks, blockages, and wear.

- Flow & pressure testing - Ensuring system performance meets safety standards.

- Tank cleaning & refilling - For properties with tank-fed systems.

- Compliance checks - Keeping your system up to date with BS 9251 and BS 9991 regulations.

We offer flexible maintenance plans to suit all types of residential sprinkler systems.

Residential & domestic sprinkler systems

The SmartMist residential fire suppression system is the “belt & braces” approach to home & apartment safety.

Whilst smoke detectors are a wonderful invention and save lives, the statistics state that they save lives in just over half the times when they are activated. They only detect fires. The SmartMist mist suppression system will automatically activate when a fire reaches 57 degrees.

Water mist is delivered via our UK designed high pressure flush mounted water misting nozzles to best suppress fires in both domestic and residential properties.

Fire Protection where it matters most

Homes & apartments can simply and cost effectively be protected by installing SmartMist water mist system.

When activated, the mist system uses just 12 litres per minute of water, which is comparable to the average shower. This means it can be connected to the mains water supply. So, no need for bulky tanks of water to be stored.

Smart Mist Guardian system uses water mist at a high pressure to rapidly suppress both fire and smoke, whilst minimising damage to your property and being cost effective.

The SmartMist water mist fire suppression system really does provide the highest standard of life safety and protection.

Smart Mist guardian system provides enhanced safety and peace of mind at an affordable cost.

Why SmartMist?

The SmartMist system is designed, built and fully tested in-house by our dedicated team of engineers; every aspect of the system is controlled solely by Smartmist Global in accordance with our strict design guidelines to ensure you have the best service experience possible.

The SmartMist system can be designed to suit both residential and domestic properties. Our design team have also developed a unique dual-pump operational system which provides the performance expected from the SmartMist system, with no drastic increase in plant size, maintaining the lowest water requirement possible and keeping power supplies required to a minimum.

The Guardian System | Water Mist Fire Sprinkler

SmartMist Systems are proud to bring the Guardian system to an ever evolving watermist industry.

Space Efficient

While a typical sprinkler system often consists of a large bulky pump set, a water storage tank and large bore pipework, watermist technology is much more aesthetically appealing and can be installed into a larger variety of spaces.

With this new technology, your homes, apartments, and premises can be protected simply and more cost effectively when comparing to a standard sprinkler system.

British Made & British Standard Compliant

Lower flows and higher pressure also mean that the distribution pipework that runs from the pump to each nozzle can be much smaller; this not only means installation can be quicker, but often it is much less disruptive to retro-fit into an already finished home or property.

Should you be at the first fix stage, flexible hoses also mean that we are able to work more fluidly around existing services depending on the stage of the build.

Constant technology advancements, such as flow and run time monitoring integrated within the system and automated mechanical pressure regulation, allow you to have one of the most refined systems currently available.

Fire protection and life safety should not cause any stress or concern regarding performance of a system. This is why we have intelligent fault monitoring, self-testing procedures and timed activations to limit water damage from false activations, should one occur.

Building Control Friendly

Building Control and Local Authorities are starting to accept watermist as a viable alternative more frequently, with some often giving favour to watermist rather than sprinklers.

This is due to ongoing validation and performance testing, widespread acceptance of the new performance technology and lower structural requirements for buildings, as there are no large reinforcement works required to manage the weight of large water tanks.

Also, considering that smoke alarms statistically only save lives in just over 50% of activations, watermist is a fully viable addition to your life safety and protection within your property.

Like all new advancements in life safety, watermist systems should be fully tested against the British Standard BS8458:2015. This shows the performance of the system is as it should be and fully certified.

While validation reports are available for some systems on the market, the most reliable source of performance validation is for a full British Standard test report from an independent third party testing facility.

Watermist as a fire suppression method remains relatively new compared to sprinklers, but as with the Guardian system, watermist technology can bring a number of benefits to your property.

Safety is at the heart of any fire protection system. While safety is key, it is equally important to understand what will happen should the system discharge.

In compliance with the British Standards, particularly BS8458:2015, the system must discharge water for a minimum period of 10 minutes in most homes and apartments, or 30 minutes in more residential application such as care homes or HMO’s. Surely, this is a lot of water, you may ask.

In comparison to a traditional 55 lpm sprinkler system, the water discharge is extremely small with watermist, with the Guardian system flowing only 12 lpm throughout the whole system.

Case Study | Sprinkler Retrofit for a Bristol Apartment Block

Project Summary

Sprinkler Retrofit for a Bristol Apartment Block

SmartMist was tasked with retrofitting a sprinkler system into a newly constructed apartment block in Bristol following late-stage requirements from building control. This intervention was necessary to provide a compliant means of escape and to ensure the building met the updated fire safety regulations, specifically BS 9991.

The challenge

The building had an adequate mains water supply providing 35 LPM, but building control required a sprinkler system to ensure a compliant means of escape.

This necessitated the retrofitting of a sprinkler system into the building's existing structure with minimal disruption to other ongoing works. In addition, the installation had to be completed rapidly, as building control's requirement was introduced late in the project, leaving limited time for adjustments.

The Solution

SmartMist installed a full sprinkler system that met BS 9251:2021 requirements. The system included sprinkler heads in all communal areas, such as hallways and stairwells, ensuring safe evacuation routes in case of fire.

Although the mains water supply was adequate, a 1,000-litre water storage tank was added to the plant room in the basement to provide sufficient water pressure and flow during simultaneous sprinkler activation.

This tank ensured the system could perform at full capacity in case of an emergency.

Client Response

The client was extremely pleased with how SmartMist managed the project, especially given the tight timeline and the late-stage intervention required by building control.

The rapid retrofit of the sprinkler system was completed with minimal disruption, and the system passed all necessary compliance tests.

The client expressed confidence in the safety enhancements made to the building and appreciated the seamless integration of the system into the existing infrastructure.
